# Why Radon Mitigation Quotes Vary

Radon mitigation quotes vary because every house needs a different design. Foundation type, the number of suction points, the pipe route, fan size, the amount of sealing and the warranty all change [how much radon mitigation costs](/radon-mitigation-cost/). Quotes also differ in what they include. Two prices only compare fairly when they cover the same work and the same guarantee.

## Why do radon quotes vary so much?

National cost guides show how wide the range is. Angi lists a typical range of about $805 to $1,326, while HomeGuide lists about $1,200 to $2,000 for most active systems and up to $8,000 at the high end. Those gaps come from the factors below.

### 1. Foundation type

A poured concrete basement with gravel under the slab is the easiest case. Block walls, fieldstone, thin slabs, crawl spaces and mixed foundations all take more work. In York, older homes with stone foundations are common, and they often cost more to fix.

### 2. Number of suction points

Some homes need one suction point. Others need two, three or more because the soil is tight, the slab is divided by footings, or there are several foundation areas. Each point adds coring, digging, pipe and labor.

### 3. Pipe route

An exterior route up the side of the house is often the simplest. An interior route through a closet or garage into the attic hides the pipe but takes more time. Some houses only allow one route. Others give you a choice, and that choice changes the price.

### 4. Fan size

A larger or higher-suction fan costs more to buy and more to run. A good installer sizes the fan to your soil and slab, rather than using the same fan in every house.

### 5. Sealing

Sealing cracks, floor-wall joints and the sump lid helps the fan pull from under the slab. Some quotes include thorough sealing. Others include very little. This is one of the biggest hidden differences between quotes.

### 6. Warranty and guarantee

### 7. Testing

Some quotes include the post-install clearance test. Others leave it out or charge extra. EPA guidance is to test no sooner than 24 hours after the system starts and within 30 days. ### 8. Electrical and permits

If there is no outlet near the fan, someone has to add one. Some quotes include it. Others list it separately or leave it for you to arrange.

### 9. Certification

Pennsylvania requires PA DEP certification for anyone who mitigates radon for others. An uncertified installer may quote less, but that work does not meet state rules. - **A price given over the phone with no site visit.** No one can design a system without seeing the house.

- **No clearance test.** Without a test, you do not know if the system worked.
- **Vague scope.** "Install radon system" is not a scope. It should list suction points, fan, route and sealing.
- **Pressure to sign today.** A fair quote will still be good tomorrow.

## When a higher quote is the better deal

A higher quote can be the better value if it includes more sealing, a correctly sized fan, a clearance test and a written guarantee on the result.
